old buildings have cast-iron stacks that corrode and constrict, plus narrow service access via lift shaft for shared-stack work.
Three quick checks before you call
1. Lint filter cleared — most front-loaders have an access door at the bottom front. Clear lint, retest with a short hot cycle.
2. Floor drain water seal topped up — pour 1L water down the balcony floor drain; if smell or backup persists past 30 min, escalate.
3. Hose height check — drain hose should sit 60-90cm above floor in the standpipe. If kinked or slipped, fix; rerun cycle.

Diagnostic first
We scope your standpipe, P-trap, and floor drain (15-20 min). Quote in writing via WhatsApp before any clearing work. If we find it's shared-stack (not your unit), we report that — and you decide whether to coordinate with the OC.

Starting HKD 800 for in-flat washing-machine drain clear in Mid-Levels (residential, standard access). Includes 2-hour typical response, mechanical clearing of standpipe + floor drain trap, full empty-cycle retest, before/after WhatsApp photos.
30-45 min HK Island typical travel window. NT districts +HKD 50. Out-of-hours (23:00-06:00) +HKD 200.
